Heating homes in Deal

The housing here is a real mix: Georgian and Victorian townhouses in the conservation area around the Middle Street, solid Victorian terraces through the middle of town, and post-war and modern estates out towards Mill Hill and Sholden.

How often should a boiler be serviced?
Once a year. It is what every manufacturer requires to keep the warranty valid, and it is the single best way to catch small faults before they become winter breakdowns. Landlords have a legal duty to arrange an annual gas safety check on rented properties.
What does a boiler service include?
Our engineer checks the boiler is burning correctly using a flue gas analyser, inspects the seals, electrodes, heat exchanger and condensate, tests the gas pressure and safety devices, and confirms there is no risk of carbon monoxide escaping into your home. You get a straight report at the end — including anything worth keeping an eye on.
How long does a boiler service take?
Usually around 45 minutes to an hour for a straightforward service. If the engineer finds something that needs attention, they will explain it and what it would cost before doing anything extra.
Does a service keep my warranty valid?
Yes — and skipping one is the most common way people accidentally void an otherwise valid manufacturer warranty. Keep the paperwork from each service; manufacturers can ask for it when a claim is made.
Can I service my own boiler?
No. Any work on a gas appliance legally requires a Gas Safe registered engineer. You can safely check the pressure gauge, bleed radiators and keep the area around the boiler and flue clear — everything beyond that needs to be left to a registered engineer.
