Hard Water and Sea Air: Why Boilers Work Harder on the East Kent Coast

A boiler in Deal, Walmer or Sandwich has a harder life than the same boiler fitted forty miles inland, and there are two reasons for it: the water going into it is hard, and the air going past it carries salt. Limescale builds inside the heat exchanger while the outside of the flue and the pipework take a slow battering from the coast.

Neither of those things is a fault, and neither means you bought a bad boiler. They simply mean the maintenance that a boiler needs here is not optional in the way it might be elsewhere. Here is what our engineers actually find when they open boilers up across East Kent, and what genuinely makes a difference.

Does hard water damage boilers?

Yes — indirectly, and mostly on the hot water side. East Kent sits on chalk. The water that comes out of your tap has spent a long time in that chalk and arrives carrying dissolved calcium and magnesium. Heat it above roughly 60°C and those minerals come out of solution and stick to the hottest surface they can find. That is the same white crust you scrape out of the kettle, except it is forming somewhere you cannot reach.

On a combi boiler the place it forms is the plate heat exchanger — a stack of thin metal plates that takes heat from the boiler’s own water and passes it into your incoming mains water on demand. The passages through those plates are narrow by design, because narrow means fast heat transfer. It also means it takes very little scale to choke them.

The symptoms are recognisable long before the boiler stops:

  • Hot water that runs hot, goes lukewarm, then comes back hot again while you are in the shower
  • A drop in hot water flow at the tap while the heating side still works perfectly
  • A rumbling, kettling or knocking noise from the boiler when the hot tap is running
  • The boiler cycling on and off rapidly during a hot water demand

If the heating is fine and only the hot water misbehaves, scale in the plate exchanger is one of the first things we check. On a system boiler with a cylinder the story is slightly different — the scale tends to form on the coil inside the cylinder or around the immersion element instead, and the first sign is usually that the cylinder simply takes longer to heat than it used to.

Why scale costs you money before it costs you a repair

Scale is an insulator. A layer on the heat exchanger means the boiler has to burn gas for longer to push the same amount of heat through it. Long before anything breaks, a scaled boiler is quietly a less efficient boiler, and you are paying for that on every hot water demand.

It also shortens the life of the component. A choked plate exchanger runs hotter than it was designed to, and heat is what kills boiler parts.

Why do boilers fail faster near the sea?

The second problem is one you can see from the pavement, and it is the one people almost never think to look at: the flue terminal.

Salt-laden air is corrosive, and along the coast from Kingsdown up through Deal and Walmer to Thanet it never stops. On boilers we service in exposed seafront positions we regularly find:

  • Flue terminals with pitted, chalky corrosion around the outer edge, and in older installations terminals that have started to break down where they pass through the wall
  • External condensate pipes with perished, brittle clips and joints that have worked loose
  • Corroded wall brackets and fixings on external pipework
  • Salt and grit deposits drawn into the boiler’s air intake, which over time end up on the fan and the combustion chamber

None of that is dramatic on any single day. It is a five-to-ten-year problem rather than a five-to-ten-month one. But it is why a flue check on a coastal boiler is a genuinely meaningful part of a service rather than a box tick, and why we would always rather site a new flue on a sheltered elevation than a seaward-facing one where the layout allows a choice.

Flue integrity is a safety matter, not just a longevity one — a flue is what takes combustion gases out of your home. It must only ever be inspected, repaired or replaced by a Gas Safe registered engineer. We are Gas Safe registered under number 2836.

How to protect a boiler in a hard water area

There is no way to change the water that arrives at your house, so everything worth doing is about limiting what the scale can reach and clearing what has already formed.

Fit scale reduction at the point the mains comes in. On every combi we install in the hard-water belt we fit an in-line scale reducer on the cold mains feeding the boiler. It is a small part of the cost of the job and it is far and away the cheapest thing you will ever do for the hot water side of your boiler. If you already have a combi and no scale reducer, retro-fitting one is usually a straightforward job.

Keep the hot water temperature sensible. Scale forms much faster above 60°C. Turning the hot water setting on a combi down from its maximum makes a real difference to the rate it builds, and on most systems you will not notice the change at the tap.

Get a magnetic filter on the heating circuit. This one is about sludge rather than scale — the heating side of your system is a sealed loop, so it does not keep taking on new minerals, but it does slowly shed iron oxide from the inside of the radiators. A filter catches it before it reaches the pump and the main heat exchanger. If your radiators are already cold at the bottom, a power flush is the conversation to have first.

Service it annually, and mean it. An annual boiler service is where scale and corrosion get caught while they are still cheap. Ours is £90 + VAT, and on coastal properties it includes a proper look at the flue terminal and external pipework rather than only the appliance.

When it is time for a new boiler instead

A boiler that has been quietly scaling for fifteen years on the Kent coast eventually reaches the point where replacing the heat exchanger costs more than it is worth. If yours is over twelve years old, losing hot water performance and needing a part every winter, replacement is usually the honest answer rather than another repair.
