How Often Should You Service Your Boiler?

It’s one of the most common questions we get asked at David Osborne Heating: how often does a boiler actually need servicing? The honest answer is once a year — but the reasoning behind that matters more than the number, because understanding it is what stops people from putting it off until something goes wrong.

Your boiler works hard throughout the heating season, and even in summer it’s still firing up to heat your hot water. Over time, components wear, seals degrade, and small inefficiencies begin to creep in. None of this is immediately obvious from the outside — your boiler might look and sound perfectly fine while quietly becoming less safe and more expensive to run.

An annual boiler service is essentially a health check. A Gas Safe registered engineer will inspect the heat exchanger, check the burner and ignition, test the flue for gas leaks or carbon monoxide risks, clean internal components, and verify that your boiler is operating within the manufacturer’s safe parameters. The whole process typically takes around an hour.

WHy Annual Is The Right Interval

The once-a-year recommendation isn’t arbitrary. Most boiler manufacturers set it as a condition of their warranty — if you skip a year and something fails, you may find your warranty is void. Gas Safe regulations and guidance from the Health and Safety Executive also point to annual servicing as best practice.

Beyond warranties, there’s a simple practical reason: carbon monoxide. A poorly maintained boiler can produce this odourless, colourless gas without any warning signs. Annual servicing catches the issues that lead to CO leaks before they become dangerous.

From a cost perspective, a boiler that is regularly serviced burns gas more efficiently. A 2023 Energy Saving Trust study found that a well-maintained boiler can be up to 10% more efficient than a neglected one. Given what energy bills have looked like in recent years, that adds up.

WHat Happens If You Skip A Service?

Missing one year rarely causes an immediate catastrophe — but it begins a process of deterioration. Limescale builds on the heat exchanger. Seals dry out. Small faults go undiagnosed. By the time something fails, what would have been a minor repair during a service has often become a part replacement or a breakdown at exactly the wrong moment (boilers have an uncanny ability to fail in January).

If you’re a landlord, the stakes are higher still. Gas Safe law requires landlords to hold a valid Gas Safety Certificate, which means an annual gas safety check. WHen’S The Best Time To Book?

Late summer or early autumn — August through October — is the ideal window. Your boiler isn’t under load, engineers have more availability, and if anything needs attention you have time to sort it before the heating season kicks in. Leaving it until November when everyone else has just switched their heating on means longer waits and the risk of a cold house.
