A full annual service from a Gas Safe engineer: combustion and flue checks, gas tightness test, inspection of seals, electrodes and condensate, and a proper look at the components that fail most often. You get an honest report, not an upsell.

It matters for three reasons: manufacturer warranties require it, an efficient boiler burns less gas, and — most importantly — it confirms your boiler isn’t leaking carbon monoxide into your home.

Why an annual service is worth it

Three reasons, in order of importance. Safety: a service confirms your boiler is not producing carbon monoxide, which you cannot see or smell. Warranty: manufacturers require annual servicing, and a missed year can invalidate a claim worth a great deal. Cost: a boiler burning correctly uses less gas, and small faults caught early are far cheaper than a January breakdown.

Most of the emergency call-outs we attend in winter are problems that a service would have spotted months earlier — a tired diverter valve, a sooted-up burner, pressure that has been creeping down all autumn.

Landlords and gas safety

If you let a property, you have a legal duty to arrange an annual gas safety check on every gas appliance and flue, carried out by a Gas Safe registered engineer, and to give your tenant a copy of the record. We handle this for landlords across East Kent and can send the certificate straight to you.

Questions we're often asked

How often should a boiler be serviced?

Once a year. It is what every manufacturer requires to keep the warranty valid, and it is the single best way to catch small faults before they become winter breakdowns. Landlords have a legal duty to arrange an annual gas safety check on rented properties.

What does a boiler service include?

Our engineer checks the boiler is burning correctly using a flue gas analyser, inspects the seals, electrodes, heat exchanger and condensate, tests the gas pressure and safety devices, and confirms there is no risk of carbon monoxide escaping into your home. You get a straight report at the end — including anything worth keeping an eye on.

How long does a boiler service take?

Usually around 45 minutes to an hour for a straightforward service. If the engineer finds something that needs attention, they will explain it and what it would cost before doing anything extra.

Does a service keep my warranty valid?

Yes — and skipping one is the most common way people accidentally void an otherwise valid manufacturer warranty. Keep the paperwork from each service; manufacturers can ask for it when a claim is made.

Can I service my own boiler?

No. Any work on a gas appliance legally requires a Gas Safe registered engineer. You can safely check the pressure gauge, bleed radiators and keep the area around the boiler and flue clear — everything beyond that needs to be left to a registered engineer.
