Why Thanet's Solid-Wall Terraces Never Feel Warm (And What Actually Fixes It)
If your house feels cold with the heating running, and the radiators are warm rather than hot, the problem is almost never the boiler. In the solid-wall terraces that make up so much of Ramsgate, Margate and Broadstairs, it is usually a mismatch: the house loses heat faster than radiators sized decades ago can put it back.
That distinction matters, because the expensive answer people reach for first - a bigger boiler - fixes none of it. Here is what our engineers actually find when we are called to a cold house in Thanet, in the order we check it.
Why solid-wall houses lose heat so quickly
Most of the terraced housing across Thanet went up before the First World War, and it was built the way everything was built then: solid brick, usually nine inches thick, with no cavity in the middle. There is nothing to inject insulation into. The wall itself is the only barrier between your sitting room and a north-easterly coming off the Channel.
Two things make that worse on this coast than it would be inland:
- Driven rain. Solid brick soaks up water in a wet, windy spell, and damp brick carries heat out of a building far more readily than dry brick. A seafront terrace in Margate can feel noticeably colder in the week after a storm than it did the week before, with nothing changed on the heating system at all.
- Exposure. Thanet is flat and open. Wind stripping heat off an exposed gable end or a bay window is a real, measurable load, and end-of-terrace properties feel it far more than the houses in the middle of the row.
None of that is a fault to repair. It is the heat loss your system has to keep up with, and it is why the same boiler and the same radiators behave differently in a Broadstairs terrace and a 1990s estate house.
Radiators sized for a house that no longer exists
This is the single most common thing we find. The radiators in an older Thanet terrace were very often sized for a different building: before the loft was insulated, before the rear extension went on, before the front room and the dining room were knocked into one, or before the house was split into flats.
Once rooms are joined together or extended, one radiator is being asked to heat a space it was never chosen for. It will run hot to the touch and still lose the argument with the room. People then turn the thermostat up, which makes the boiler cycle harder without ever satisfying the room, and the fuel bill climbs for no gain.
The seafront lodging houses converted into flats around Ramsgate and Margate are a particular case. The heating in those has often been extended piecemeal over thirty or forty years - a run of pipe added here, a radiator moved there - until the pipework feeding the top of the building is doing a job it was never designed for.
How to tell whether it is sizing or something else
A rough field test our engineers use: on a cold day, with the system fully up to temperature, feel the radiator top and bottom. If it is genuinely hot all over and the room still will not get warm, the radiator is too small for the room. If it is hot at the top and cool at the bottom, or hot at one end only, you have a circulation problem instead - and that is a different fix.
Circulation problems that mimic a cold house
Before anyone spends money on new radiators, these are worth ruling out.
Sludge. Older systems in hard-water areas build up a black iron oxide sludge that settles in the bottom of radiators and chokes the narrow bore of the pipework. It shows as radiators cold along the bottom edge, or a system where the furthest rooms never really come on. A power flush clears it, and a magnetic filter keeps it from coming straight back.
Balancing. In a three-storey terrace, water takes the path of least resistance. Without the lockshield valves being set correctly, the radiators nearest the boiler take most of the flow and the top-floor bedrooms get the leftovers. Balancing is fiddly and takes an engineer an hour or two with a thermometer, but it costs nothing in parts and it is often the difference between a cold back bedroom and a warm one.
Seized TRVs. Thermostatic valves stick, especially over the summer when they have been sitting in one position for months. A pin stuck down means a radiator that never gets going, whatever the dial says. Sometimes it frees off with a gentle tap and a few turns; sometimes the head needs replacing.
Flow temperature set too low. Modern combis are often left at a low flow temperature from install. That is efficient in a well-insulated house, but in a solid-wall terrace it can mean radiators that never quite get hot enough to win. Raising it is a two-minute adjustment on the boiler controls, and it is worth trying before anything is replaced.
Why a bigger boiler is usually the wrong answer
A boiler’s job is to produce heat. Radiators’ job is to get it into the room. If the radiators are the bottleneck, a boiler with more output simply cycles on and off more often, and you have paid for capacity that never reaches the room.
There are genuine reasons to replace a boiler in one of these houses - it is old, parts are getting scarce, it keeps throwing fault codes, the hot water flow is poor for the number of people using it. Being cold is not, on its own, one of them. When we quote a new boiler for a Thanet terrace, we look at the radiators and the pipework at the same time, because putting an efficient boiler onto an undersized system just gives you an efficient boiler that cannot warm the house.
What we would do on a cold Thanet terrace
In practice the order is: check the system is up to temperature and properly bled; feel every radiator top, bottom and both ends; look for sludge and check whether there is a filter; balance the system; check TRVs and the flow temperature; and only then talk about radiator sizes or a boiler.
Anything involving the gas side of the appliance must be handled by a Gas Safe registered engineer - our registration number is 2836, and it is worth checking anyone’s on the register before they touch your boiler. Bleeding a radiator or turning a TRV is a homeowner job; opening up a boiler is not.
